Every assessment scores these five dimensions. Strong scores in power proximity and land area are the primary qualifiers — the rest we work with.

Developable acreage for Phase 1 build-out. Adjacent acquisition potential considered.

Distance to existing transmission infrastructure or substation. SAVRN generates on-premise — grid queue not required.

LOI / Agreement

Sites that clear due diligence receive a Letter of Intent. SAVRN moves to lease or acquisition agreement and begins permitting.

A data center site assessment is a comprehensive evaluation of a property's suitability for data center development. The assessment examines power infrastructure access, land characteristics, connectivity options, environmental factors, and regulatory requirements. SAVRN's assessment process is specifically designed for AI infrastructure deployment, which has unique power density and cooling requirements.
Our initial screening takes approximately 48 hours after submission. If your site qualifies for detailed analysis, the complete assessment typically takes 2–4 weeks. Sites that proceed to the proposal phase may require an additional 2–3 weeks for site visits and documentation.
No. SAVRN provides data center site assessments at no cost to property owners. We invest in the evaluation process because we are actively seeking sites for development.
While we evaluate properties of various sizes, most utility-scale AI data center developments require a minimum of 20 acres. However, smaller properties with exceptional power infrastructure access may still qualify. Additionally, we consider properties where adjacent land acquisition is possible.
Not necessarily. We primarily evaluate proximity to transmission infrastructure rather than existing service. Many ideal sites are undeveloped land near substations or transmission corridors. SAVRN's on-premise power generation capabilities mean we can develop sites without traditional utility interconnection.
Zoning can often be addressed through the development process. If your property has strong infrastructure fundamentals, we work with local authorities to pursue appropriate zoning changes or variances. Many jurisdictions actively support data center development due to economic benefits.
